Victoria Beliso approaches real estate as a hands-on advisor. She works directly with clients from the first conversation through closing, helping them understand not only the property and the contract, but also the lifestyle and ownership tradeoffs that can shape the decision years after move-in.
A Los Angeles native, Victoria has lived in San Gabriel, Toluca Lake and Valencia. That Valencia connection gives her useful context when helping buyers evaluate Lark — not just as a Tri Pointe Homes collection, but as part of the larger evolution of Valencia by FivePoint and the Santa Clarita Valley.
Victoria has worked full-time in real estate since 2008, representing buyers, sellers and investors throughout Southern California. Her approach is practical: identify what matters, compare the real options, negotiate carefully and keep the transaction moving without losing sight of the client's larger goals.
Victoria's background did not begin in real estate. Growing up in Southern California, she spent part of her early life in entertainment as a Disney Mouseketeer and competed nationally and internationally as a baton twirler, earning championship titles along the way.
Those experiences built habits that translate naturally to real estate: preparation, timing, attention to detail and the ability to stay composed when a decision has to be made quickly. Those qualities matter when a quick move-in is repriced, an incentive changes, a preferred homesite becomes available or a Design Studio deadline is approaching.
Victoria's business has grown through repeat clients and referrals. She values long-term relationships and the confidence that comes from clients knowing the person giving the advice is also the person responsible for guiding the transaction.
Good representation should make a complicated decision clearer. Victoria focuses on the information and tradeoffs that materially affect the purchase, not just the model-home presentation.

At Lark, the three plans are not simple size upgrades. Victoria helps buyers compare where the main living space, ensuite rooms, lofts, bonus rooms and decks actually sit.
In an elevated three-story community, deck direction, natural light, privacy, neighboring structures and future construction can matter as much as the floor plan itself.
Victoria helps buyers compare homesite premiums, completed options, builder promotions, HOA obligations, special taxes, financing and the ownership documents for the exact property.
Lark occupies a distinctive place within Valencia by FivePoint: larger three-story detached homes, elevated homesites, covered decks and flexible bonus space, with pricing that overlaps several nearby new-home collections.
Lark's three-story format creates more variables than a conventional two-story purchase. Plan choice, stair pattern, deck direction, homesite position, guest separation and completed design selections can all materially affect how the home lives.
Victoria can help compare Plan 1, Plan 2 and Plan 3; evaluate quick move-ins against ready-to-build opportunities; review deck exposure, natural light, privacy and future construction; and compare the full ownership picture including promotions, HOA obligations, special taxes and financing.
She can also help compare Lark with Tri Pointe's smaller Wren collection or other FivePoint alternatives where the same budget may buy a different combination of square footage, story count, lot position or builder features.
Some local third-party sources use detached-condominium terminology for Lark while Tri Pointe markets the residences as detached homes. The actual title, recorded map, HOA documents, purchase contract and disclosures for the specific property are what matter.
The builder's sales representatives work for the builder. If you want Victoria involved as your buyer's agent, contact her before your first Tri Pointe registration or model-home visit so representation requirements can be handled correctly from the beginning.
Whether you're focused on Lark, comparing it with Wren or another Valencia collection, or deciding between new construction and resale, start with a conversation.
