Lark currently has enough active builder inventory to support a useful community-specific market report. It is still primarily a new-construction market, however, so current Tri Pointe pricing and quick move-ins are more meaningful than trying to manufacture a traditional resale average from too few mature resales.

The six current quick move-ins cover all three Lark plans, which makes this a particularly useful moment for buyers to compare the real-world price of Plan 1, Plan 2 and Plan 3 alongside homesite position, completed selections and move-in timing.

Three of the six published Lark quick move-ins are Plan 3 homes. That does not automatically mean Plan 3 is weaker or stronger — but it does give Plan 3 buyers more opportunities to compare homesite, completed selections, deck orientation and price before choosing a specific home.

Tri Pointe currently lists all three Lark floor plans as now selling. The builder's ready-to-build floorplan starts do not line up perfectly in size order, which is another reason to compare the actual release rather than assume the larger plan always begins at the higher price.

Community, Plan & Quick Move-In Pricing Can Diverge

Tri Pointe currently describes Lark overall as priced from the low $800,000s, while individual ready-to-build plans and quick move-ins show prices both below and above that range. These figures can reflect separate releases, homesite premiums, completed options, promotions and builder repricing.

For a buyer, the most useful number is the current worksheet for the exact homesite or completed home — not a community headline price viewed in isolation.

Wren remains Lark's most direct same-builder alternative. Both are three-story Tri Pointe communities, but Wren offers a smaller footprint and materially lower advertised entry point.

BROADER VALENCIA RESALE MARKET A Wider

Market View

Redfin reports that over the three months ending June 2026, the broader Valencia market had a median sale price of $775,730, down 10.8% year over year. Homes sold in about 47 days on average, compared with 40 days one year earlier.

The median sale price per square foot was $452, up 3.0% year over year. The broader market's sale-to-list ratio was 99.6%, 37.7% of homes sold above list price and 33.0% experienced price drops.

Those figures include many different Valencia neighborhoods, ages and property types. They are useful context, but they should not be applied directly as a valuation formula for Lark's new three-story homes.

Six Homes Create Comparison Power

Lark buyers currently have multiple completed or near-completed choices across all three plans. That makes it worth comparing the builder's inventory as a group rather than becoming attached to the first home you tour.

Pay particular attention to deck orientation, natural light, privacy, homesite position, finished options and how each three-level layout works for your household. A slightly higher-priced home may be the better long-term choice if the homesite or completed package is materially stronger.

Early Lark resales will compete directly against Tri Pointe's remaining new-home inventory and any builder promotions. A resale buyer may compare your home with a brand-new Lark option on price, financing incentives and condition.

As the community approaches buildout, resale differentiators such as a preferred deck orientation, finished window coverings, upgraded interiors, completed outdoor spaces and a strong homesite can become more important.

The Real Decision

Price Is Only One Variable

Lark's vertical design means layout can matter as much as square footage. Ask where the main living space sits, which level handles guests, how the stairs affect daily routines and whether the loft, bonus room and deck will actually be used.

Also verify the specific ownership structure and HOA documents for the home you are considering. Tri Pointe markets Lark as detached homes, while some outside sources use detached-condominium terminology. The legal documents — not the marketing label — control.

Finally, compare promotions, financing, homesite premiums, Design Studio selections, HOA obligations and special taxes. Two Lark homes with similar asking prices can still produce very different all-in ownership costs and long-term appeal.
