How Much Space Will You Use?
Lark adds roughly 500 to 700 square feet over comparable Wren choices. Extra space is valuable when it solves a real need — and expensive when it sits unused.

Two Tri Pointe Collections • Two Different Size & Price Tiers
Lark is a single Tri Pointe Homes collection, so there are no smaller named subdivisions inside Lark to manufacture into a neighborhood list. The useful comparison is Tri Pointe's other current Valencia collection: Wren.
Both communities use a three-story format and two-bay garages, but they occupy very different market positions. Lark begins at approximately 2,335 square feet and reaches 2,822 square feet, while Wren currently ranges from about 1,812 to 2,151 square feet.
The price gap is equally meaningful. Tri Pointe currently positions Lark from the low $800,000s and Wren from the mid $600,000s. For buyers who like Tri Pointe's design language and FivePoint location but do not need Lark's larger footprint, Wren becomes the natural same-builder alternative.
Start with Lark, compare Wren, then look at how square footage, floor count, flexibility and price affect the purchase.
Lark is Tri Pointe's larger current Valencia collection, designed around three-story living on an elevated site with lofts or bonus rooms and covered decks.
Plan 1 is approximately 2,335 square feet with 3 bedrooms and 2.5 baths. Plan 2 grows to approximately 2,631 square feet with 4 bedrooms and 3.5 baths. Plan 3 reaches approximately 2,822 square feet with 4 bedrooms and 3.5 baths.
Lark's strongest distinction is not simply square footage. The plans use upper levels as real living space — lofts, bonus rooms and decks — and Plans 2 and 3 introduce first-floor ensuite flexibility that can work well for guests or other household needs.
Current FivePoint inventory also gives Lark buyers a chance to compare completed or near-completed homes across all three plans rather than choosing from a single model or release.
Pricing and inventory are a dated snapshot reviewed August 19, 2026 and should be verified for the specific property.
Wren is the more compact Tri Pointe alternative in Valencia, with five three-story plans and a substantially lower advertised entry point.
Tri Pointe currently lists Wren from the mid $600,000s, with homes ranging from approximately 1,812 to 2,151 square feet, 3–4 bedrooms, 3.5 bathrooms and two-bay garages.
That smaller size creates a different value proposition. Buyers who want three levels and Tri Pointe's design approach but do not need Lark's 2,300-plus-square-foot footprint may find that Wren fits both the household and the budget more efficiently.
Wren also offers more plan variety — five current designs rather than Lark's three — so a buyer willing to trade some square footage may gain more choice in layout and price.
Wren information is included as same-builder context. LarkValencia.com remains focused on Lark at Valencia.

Lark and Wren are both Tri Pointe communities within the broader Valencia by FivePoint plan. Buyers in either collection are evaluating access to the same larger ecosystem of parks, pools, trails, gathering spaces and continuing new-home development.
Because both communities share a builder and three-story format, the meaningful differences become easier to isolate.
Lark adds roughly 500 to 700 square feet over comparable Wren choices. Extra space is valuable when it solves a real need — and expensive when it sits unused.
Lark emphasizes lofts, bonus rooms, decks and first-floor ensuite options. Compare exactly where those spaces sit and whether they fit your household.
A smaller Wren home on a preferred position may be more compelling than a larger Lark home with less privacy, a deck orientation you dislike or a higher premium.
Compare purchase price, promotions, options, HOA obligations, special taxes, financing and any homesite premium — not just the builder's advertised “from” number.
Lark currently has multiple quick move-ins, which makes it possible to compare real homes where plan, homesite, price and completed selections are already visible. Wren offers a lower starting tier and five ready-to-build plans.
The right comparison is not “Which community is better?” It is which specific home gives you the best combination of layout, position, finished options, timing and total cost.
